1. Acceptance of Terms

By accessing or using the Roomiez platform ("Service"), operated by Cornerstone MGMT, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our Service.

2. Description of Service

Roomiez is an online platform that connects renters with available rooms in co-living properties in the Baltimore, Maryland and Washington, DC metropolitan areas. The platform facilitates room browsing, membership applications, background verification, and payment processing.

3. User Accounts

To use certain features of the Service, you must create an account. You agree to:

  • Provide accurate and complete information during registration
  • Maintain the security of your account credentials
  • Notify us immediately of any unauthorized use of your account
  • Be responsible for all activities that occur under your account

4. Membership & Verification

Renters are required to complete a membership application that includes identity verification and a background check. A non-refundable membership fee is charged to cover the cost of verification. Approval of membership is at the sole discretion of Cornerstone MGMT. We reserve the right to deny or revoke membership at any time.

5. Payments

All payments are processed securely through Stripe. By making a payment, you agree to the following:

  • Rent payments are due on the agreed-upon schedule (weekly or bi-weekly)
  • Late payments may result in additional fees or termination of your rental agreement
  • Membership fees are non-refundable once verification has been initiated
  • All prices listed are in US Dollars (USD)

6. Property Rules

Renters agree to abide by all property-specific rules, including but not limited to quiet hours, cleanliness standards, guest policies, and smoking restrictions. Violation of property rules may result in warnings, fines, or termination of your rental agreement.

7. Property Owners

Property owners who list rooms on Roomiez agree to maintain their properties to agreed-upon standards, respond to maintenance requests in a timely manner, and comply with all applicable local, state, and federal housing laws and regulations.

8. Limitation of Liability

Roomiez and Cornerstone MGMT shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability shall not exceed the amount you have paid to us in the prior 12 months.

9. Termination

We reserve the right to suspend or terminate your account and access to the Service at our sole discretion, without notice, for conduct that we determine violates these Terms or is harmful to other users, us, or third parties.

10. Changes to Terms

We may update these Terms from time to time. We will notify registered users of any material changes via email or through the platform. Continued use of the Service after changes constitutes acceptance of the updated Terms.
