Terms of Service

1. Acceptance of Terms

By accessing or using the Roomiez platform ("Service"), operated by Baltimore Management Team LLC DBA Cornerstone Property Management ("Cornerstone," "we," "us," or "our"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our Service.

2. Description of Service

Roomiez is an online platform that connects renters with available rooms in co-living properties in the Baltimore, Maryland and Washington, DC metropolitan areas. The platform facilitates room browsing, membership applications, identity and income verification, background screening, lease execution, and payment processing.

3. User Accounts

To use certain features of the Service, you must create an account. You agree to:

  • Provide accurate and complete information during registration
  • Maintain the security of your account credentials
  • Notify us immediately of any unauthorized use of your account
  • Be responsible for all activities that occur under your account

4. Membership & Verification

Renters are required to complete a membership application that includes identity verification, income verification, and a background check. A non-refundable membership fee is charged to cover the cost of verification. Approval of membership is at the sole discretion of Cornerstone. We reserve the right to deny or revoke membership at any time.

Identity verification is performed by Stripe Identity. Income verification is performed by Plaid, which connects to your bank or employer records with your consent. By initiating these verification processes, you authorize us and our third-party partners to access and review the information you provide.

5. Fair Credit Reporting Act (FCRA) Notice

In connection with your membership application, we may obtain a consumer report (background check) about you. This report may include information about your character, general reputation, personal characteristics, or mode of living, and may include criminal history, eviction records, and other public records.

You have the right to request disclosure of the nature and scope of any investigative consumer report within a reasonable time period. If your application is denied based in whole or in part on information obtained in a consumer report, you will be notified and provided with the name, address, and phone number of the agency that provided the report. You have the right to obtain a free copy of the report within 60 days and to dispute inaccurate information.

6. Fair Housing

Roomiez and Cornerstone Property Management are committed to compliance with all federal, state, and local fair housing laws. We do not discriminate against any person on the basis of race, color, national origin, religion, sex, familial status, disability, or any other class protected by applicable law. All rental decisions are based on objective criteria including verified income, identity, and background screening results.

7. Payments

All payments are processed securely through Stripe. By making a payment, you agree to the following:

  • Rent payments are due on the agreed-upon schedule (weekly or bi-weekly)
  • Late payments may result in additional fees or termination of your rental agreement
  • Membership fees are non-refundable once verification has been initiated
  • All prices listed are in US Dollars (USD)
  • You authorize us to charge your saved payment method for recurring rent on your scheduled due dates

8. Property Rules

Renters agree to abide by all property-specific rules, including but not limited to quiet hours, cleanliness standards, guest policies, and smoking restrictions. Violation of property rules may result in warnings, fines, or termination of your rental agreement.

9. Property Owners / Hosts

Property owners who list rooms on Roomiez agree to maintain their properties to the Roomiez room standards (including furnishing requirements), respond to maintenance requests in a timely manner, and comply with all applicable local, state, and federal housing laws and regulations. Hosts must sign a Host Agreement with Cornerstone Property Management and complete identity verification before listing properties. The platform fee structure is defined in the Host Agreement.

10. Electronic Signatures & Agreements

Lease agreements and host agreements are executed electronically via DocuSign. By signing electronically, you agree that your electronic signature is legally binding to the same extent as a handwritten signature, in accordance with the Electronic Signatures in Global and National Commerce Act (E-SIGN) and applicable state law.

11. Limitation of Liability

Roomiez and Cornerstone Property Management shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability shall not exceed the amount you have paid to us in the prior 12 months.

12. Dispute Resolution

Any disputes arising from these Terms or your use of the Service shall be resolved through good-faith negotiation first. If negotiation fails, disputes shall be submitted to binding arbitration in accordance with the rules of the American Arbitration Association. This agreement to arbitrate does not apply to claims for injunctive relief or small claims court matters.

13. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Maryland, without regard to its conflict of law provisions. Any legal action not subject to arbitration shall be brought exclusively in the state or federal courts located in Baltimore, Maryland.

14. Termination

We reserve the right to suspend or terminate your account and access to the Service at our sole discretion, without notice, for conduct that we determine violates these Terms or is harmful to other users, us, or third parties.

15. Changes to Terms

We may update these Terms from time to time. We will notify registered users of any material changes via email or through the platform. Continued use of the Service after changes constitutes acceptance of the updated Terms.
